The water table
Waterproofing is a seasonal trade in this city, and most of what goes wrong is predictable from a calendar. These are the dated notes — what the ground is doing right now, and what that means for the month ahead.
Barrie Basement Pros writes these notes in the month the water arrives, because a wet basement in this city keeps a schedule. The March thaw drives water at a foundation that spent February frozen. A sump discharge line freezes in January and backs the water up into the pit it was meant to empty. A quote written in a panic in April costs more than the same work booked in August.
What a dated note gives you
A manufacturer brochure describes a product. It cannot tell you what the clay north of Barrie does to a foundation in a wet spring, or which of the five towns we cover sits on a storm system that surcharges. Each note below fixes one problem to a month and a place, and links to the guide that carries the full method.
- How a sump pump works A sump pump does not dry out the ground. It empties the one hole a drainage system deliberately sends water to. The whole path, from the footing to the outlet. Read it →
- Reading a waterproofing quote Two quotes on the same Barrie basement can differ fourfold and both be honest, because they price different scopes. Here is how to tell which is which. Read it →
- What a wet March basement means Water that appears during the thaw and at no other time is not a mystery. It is frost, snowpack and the backfill trench, and that narrows the fix. Read it →
- When the discharge line freezes A working pump, a live circuit, and a flooded basement anyway. In a Simcoe County January the failure is usually outside, in the discharge pipe. Read it →

Talk to a Barrie waterproofing contractor
Barrie Basement Pros needs two things: where the water shows up, and when it started. That is usually enough to say whether you are looking at a downspout and some regrading or a drainage system — and we would rather tell you the cheap answer on the phone than sell you the expensive one at the door.
