Midhurst is estate-lot residential in Springwater Township, minutes from Barrie's northern edge. The housing is predominantly larger and newer than Barrie's older neighbourhoods, and the basement problems reflect that.
Grading that has quietly reversed
The most common finding on a Midhurst assessment is not a foundation problem at all. It is that the backfill around the house has settled over twenty or thirty years, the original positive grade away from the wall has flattened and then reversed, and the landscaping installed on top of it has locked the new slope in place. Garden beds built up against the foundation, interlock patios laid on settled ground, and mature planting holding moisture against the wall all contribute.
On a large lot with substantial landscaping this is genuinely fixable, and it is a fraction of the price of a drainage system. The awkward part is that the fix is often "remove that garden bed", which is not what anyone wants to hear about a mature planting.

A large house has a large roof, and a large roof collects a startling volume in a heavy storm. Downspouts discharging within a metre of the foundation on a house this size are delivering thousands of litres directly into the backfill trench. Extending them properly, and where necessary running them underground to a discharge point well away from the house, is one of the highest-return interventions available here.
Walkouts and lookouts
A lot of Midhurst housing has walkout or lookout basements, which introduce their own failure points: a walkout door threshold at grade with no drain in front of it, window wells on the buried side that fill and hold, and the transition where a walkout foundation steps down. These are precise, locatable problems rather than general seepage, and they are usually fixed precisely rather than with a perimeter system.
Most Midhurst properties are also on private wells, which rules out water-powered sump backups — there is no municipal pressure to run them. Battery backup is the option.
