Exterior waterproofing is the complete version: the soil is excavated down to the footing, the foundation wall is cleaned and repaired, a rubberised membrane is applied, a dimpled drainage board goes over it, new weeping tile is laid at the footing in clear stone, and the trench is backfilled with drainage-friendly material rather than the clay that came out of it.

It costs roughly double what interior does and it destroys your landscaping. We recommend it when it is genuinely the right answer, which is less often than the industry average suggests.

When exterior is the right call

  • The foundation wall has structural cracking, deteriorated block, or failed parging that needs access from outside to repair properly.
  • You are already excavating for another reason — a new addition, an underpin, a walkout, a rebuilt driveway.
  • The original weeping tile has collapsed or is completely silted, and there is no reasonable interior route.
  • The basement is finished to a standard where interior work would cost more in restoration than the excavation costs.
  • Water is entering high on the wall rather than at the cove joint, which points at the wall rather than the water table.

The Barrie frost window

Frost depth in Simcoe County runs to about 1.2 metres, which is why footings here are set below that line. It also means exterior excavation has a season. Realistically the window is mid-April to late November, and the shoulders of that are weather-dependent rather than calendar-dependent. Anyone offering to excavate your foundation in January is planning to fight frozen clay with a hammer, and the backfill will not compact properly.

This has a practical consequence: if your basement floods in March, exterior work cannot start immediately, and the honest sequence is emergency response now, interior work now if it is needed to get you through, exterior in May if exterior is genuinely warranted.

What is under your yard

Before any excavation, locates are mandatory and free — gas, hydro, telecom, water. In Ontario that goes through Ontario One Call and legally must be done. We arrange it. What locates do not cover is private infrastructure: your own gas line to a pool heater, low-voltage lighting, an irrigation system, a septic bed. Tell us what you have put in the ground, because nobody else knows.

Access is the other constraint that changes the price. A detached house with a wide side yard takes a mini-excavator down the side. A semi, a link, or a house with a metre and a half between it and the fence means hand digging, and hand digging a 2.4 metre deep trench is a very different number.

Be clear with any contractor about what "restoration" means in their quote. Backfilled and rough-graded is not the same as returned to how it looked, and the gap between those two is thousands of dollars and an argument.

Exterior waterproofing — common questions

Is exterior waterproofing worth double the price?

When the wall itself needs protecting or repairing, yes. When water is entering at the cove joint of a structurally sound foundation, an interior system achieves the same dry basement for roughly half. We will tell you which situation you are in and put the reasoning in writing.

How long does it take?

Five to ten working days for one or two walls with machine access, longer for a full perimeter or a hand dig. The trench stays open for part of that, which matters if you have children or dogs — we fence it.

Will my driveway or deck survive?

Usually not, if the work runs along that side. Interlock can sometimes be lifted and relaid; poured concrete and decks generally cannot. This is one of the biggest hidden costs of exterior work and it should be in the quote before you sign, not discovered in week two.

Can you do exterior work in winter in Barrie?

Not properly. Frost depth here is around 1.2 metres, frozen clay does not excavate cleanly, membrane adhesion is temperature-dependent, and backfill will not compact. We schedule roughly mid-April to late November and say so rather than take a deposit in February.
