Basement Waterproofing in Springwater

Springwater Township contains the Minesing Wetlands, one of the most significant wetland complexes in southern Ontario, and proximity to it is the dominant fact for basements in a large part of this township.

Living near a wetland

Properties on the lower ground toward Minesing sit on a high water table that does not drop far in any season, and rises substantially in spring when the Nottawasaga system is carrying melt. This produces a different problem from the Barrie thaw pattern: not a two-week event, but a persistent hydrostatic condition that a basement has to be designed to live with.

The honest advice for some of these properties is that a fully finished, carpeted basement is the wrong ambition. A dry, managed, unfinished or semi-finished basement is achievable and reliable. A finished lower-level family room on a lot with a metre of seasonal water table is a recurring insurance claim.

Elmvale, Hillsdale and the higher ground

The village cores at Elmvale and Hillsdale, and the estate lots at Anten Mills and around Snow Valley, sit on better-drained ground and behave much more like Barrie — older weeping tile reaching end of life in the villages, and surface and grading problems on the newer estate lots.

Snow Valley in particular deserves a note: it is high ground with substantial snow accumulation, and the melt volume there is larger than most of the region. Properties at the base of those slopes receive a great deal of water in a short window.

Agricultural properties

Around Minesing and Phelpston, farm drainage tile is part of the hydrology. Field tile that outlets near a residential foundation, or a system that has been altered as fields changed hands, will move water in ways no amount of foundation work will resolve. On these properties the assessment has to include the field, not just the house.
